About the Project

The Woody Project is a proposed residential community consisting of 175 single-family homes located in unincorporated San Joaquin County. The site is located on the south side of Dr. Martin Luther King Jr Boulevard, 1/3 mile east of Mariposa Road, in an area planned for and already experiencing residential growth and investment.

The project is designed to help address the ongoing demand for housing while complementing surrounding development. Its location adjacent to a recently approved projects allows for coordinated planning, infrastructure improvements, and a more cohesive neighborhood pattern over time.

The approval of the nearby Murray Ranch Project anticipates a future connection to the Woody property along the Woody’s southern property line. The approval of the Woody Project would clear the way for the construction of this connecting road through the Woody Project to a major, signalized intersection at Dr. Martin Luther King Jr Boulevard. This new road will support the increased traffic generated from both the Woody and Murray Projects and divert traffic away from existing neighborhoods. The Woody Project delivers key needed planned improvements.

Construction of the Woody Project will address existing and future circulation needs, improve access, and enhance safety for residents, pedestrians, and motorists. In this way, the Woody Project not only adds housing but also helps solve a connectivity challenge in the area.

Project Applicant

JEN California 30 LLC is a real estate development entity focused on thoughtfully investing in and delivering residential communities throughout the Sacramento region, the San Joaquin Valley, and the Bay Area, including projects in the City of Stockton. The team specializes in navigating the entitlement process and partnering with local jurisdictions to bring forward well-planned projects that respond to community needs and long-term growth.

The project is led by Taylor Builders, founded in 2017 by President Clifton Taylor, a Northern California-based real estate professional with more than 20 years of experience in asset management and residential development. Mr. Taylor re-established Taylor Builders as a tribute to three generations of his family’s involvement in Northern California real estate and homebuilding, carrying forward a legacy rooted in quality, integrity, and local knowledge.

Taylor Builders is supported by JEN Partners, LLC, a New York-based private equity firm with deep expertise in residential land development, homebuilding, and workforce housing. JEN Partners believes real estate is fundamentally local and intentionally partners with experienced regional operators who understand the communities they serve. The firm currently holds residential land investments across Arizona, Colorado, Florida, Texas, Georgia, North Carolina, and the mid-Atlantic.

Together, JEN California 30 LLC, Taylor Builders, and JEN Partners bring a balance of local experience and national perspective to the project, with a shared commitment to responsible development, transparency, and collaboration with the community.
